There are currently no utilities but power is available nearby if you choose to pay for hook-up. The land is mostly forested and has only a modest slope. You may be able to access Verizon cell service at the property (we did during our site visit) but not guaranteed.
This property is located in the “Hill District” of California Pines which is in a forested and scenic area of northeastern Modoc County, CA. The CA Pines association provides many great amenities to its members including food, lodging, tennis, pools, and other recreational forms of entertainment.
California Pines Lodge and California Pines Lake (Donovan Reservoir) are a short drive from the Hill District. The Lodge has a full restaurant, lounge and hotel and offers a 10% room discount to property owners.
California Pines Association has an $80/year fee which is paid for by Land Exclusive but will be the buyer’s responsibility upon transfer of title.
