David's Notes:

Christmas Valley is a beautiful area and offers a lot of great recreational activities.  The local economy runs on farming and the vast farms and fields create a picturesque landscape.  I visited this property in the morning in early November and it was cool and sunny.  I could hear the coyotes yipping in all directions but no man made noise at all.  Power poles run east to west in front of the property along the road which means hook-up should be easy (buyer to verify with county and power company).  There is currently no feed going to this property and no other utilities available.  Water will require a well to be dug or brought in and stored in tanks.  A septic system will require proper testing, approval and permitting prior to installation.
